Finding the right tenant is paramount in relation to property income. You will find that with the right tenant your property will earn its keep. Having a strong landlord/tenant relationship is a key factor in achieving this goal.
When you become a BE Let customer, we will arrange a mutual appointment to come out and take pictures of your property, to show off the property to its best advantage. We will erect property boards and advertise the property on our own website and Rightmove giving you the optimum coverage to reach potential tenants. Once we have enough tenants interested, we will make a block booking for a particular day, carryout viewings and handout application forms. When all applications are back and you have decided on a suitable Tenant for the property, we will then proceed to carry out credit checks and referencing, please note there will be an additional charge of £35 to carry out credit checks for each additional tenant who will be residing in the property.
If you would prefer BE Let to choose the tenant for you we can provide this service charged at the hourly rate of £25. Selection of the Tenant will be based on the face to face meeting, references and credit checks. This service will be provided based on our best professional judgement. However, BE Let cannot be held responsible for the actions of any individual or Tenant. Therefore it is the responsibility of the Landlord to ensure that adequate insurance is in place to meet their needs during the course of tenancy. Once a tenant is in situ their deposit needs to placed, within a 30 day period into a deposit scheme, again we can arrange this for you and you will be charged the hourly rate. The deposit scheme selected will be one approved under the Tenancy Deposit Scheme for Wales. Once the money has been secured we will then send the details to you. Please make sure that you read through the paperwork in detail and forward the information to your tenant in the specified time. We can also draw up an Assured Shorthold Tenancy lease for your tenant and again this will be charged at the hourly rate.
Additional services are available which is where the Bespoke Service comes into play. We can arrange for Pre-Tenancy cleaning, window cleaners, gardeners, decorators to give the property a fresh coat of paint. These charges will differ depending on the size of the property and will be quoted individually. No work will be carried out without prior authorisation from yourself.
Be Let cannot stress the importance of having the correct insurance policies in place and also becoming part of the rent guarantee scheme. We have used insurance companies in the past and are happy to pass on their details. However, we are not qualified to advise on or arrange insurance cover.
